CB to lease space in the Hub

The Coos Bay City Council isn’t happy about the price, but has agreed to lease offices in the Hub Building for $17,695. It will serve as the temporary home for the Visitor Information Center while the existing facility is expanded.

The 10-month lease starts July 1 and runs through the end of April 2010. City Manager Chuck Freeman said the city plans to sublease some of the space to the Coos Bay-North Bend Visitor & Convention Bureau for $200 a month.

Councilors Jon Eck, Joanie Johnson and Gene Melton all said they thought the rent was a bit high.

The city attempted to bargain for a better rate, said Economic and Community Development Manager Joyce Jansen. She noted a previous tenant paid $1,930 a month for the 1,822-square-foot space.

“We are paying a little less than fair market value,” she said.

Another option discussed Tuesday was renting space in the North Point Realty Building. It would cost $950 a month, compared to $1,695 in the Hub building, but the space is smaller and less visible.

Councilor Mark Daily argued in favor of leasing the Hub building space. He noted the purpose of refurbishing the visitor center is to put Coos Bay in the best light possible and renting a nice space does just that.  

“I think it puts a good foot forward,” he said.

Eventually everyone voted to approve the lease except Eck, who insisted the city look elsewhere.

In other business

The Urban Renewal Agency has approved new guidelines for applicants seeking Virtual Business Incubator grants. Businesses can only qualify if the owners live within Coos County, attend training on developing a business plan and promise to submit a report on how the grant benefited the business after a year. A business owner must repay the grant if she moves the business outside city limits and grants will only be awarded on a one-time basis for a maximum of $7,500.

The agency has approved 24 grants, including two Tuesday to Atlas Edge Staffing Services and Hush Hair.

So have any of you tried to use the bath rooms in the current visitors center yet all in the hopes of saving us locals all of that money, something besides the "Drug Bill" of Caddie & Jeff should be ruling here if we are to survive.

The future growth of Coos Bay will be south towards Libby and west towards Empire. The current downtown area would be better off marketed as the Marshfield district with the development of museums and the historic angle with more use of the water front for local tours and water transit.

On the other hand if the office space in the Hub Building isn't rented, it would just be another empty space along with so many others in downtown Coos Bay, the deadest downtown on the Oregon coast. Maybe we should just give all of downtown Coos Bay to the city, county, state and Federal government so it doesn't look so empty!

Returned home last August to live here, sure made me sick to see what has happened to The Hub, we had a department store that would make any Macy's look sick, sure too bad no one in that Hub family could carry on, I'm sure they are rolling over in their graves to see the sight now.

Well confusing the Folks is how the bad people get away with what they are doing. I still think this whole thing is a big waste of the public's money, especially after seeing there are 2 bathrooms in the visitors center, I've been living in L.A., sure don't see what's wrong with you got, looks like the City must owe the Owners of The Hub something???

Actually, I'd bet that the spot would have remained vacant for months had the Visitor's Center not stepped in, unless the building owners expected to make less money than they did with the previous tenant. Things are drying up, prices are dropping, property values are dropping... and this community has a few more years to go before we hit bottom.

I'm sorry, but the decisions of our local government are killing the area, especially downtown businesses... and they're trying to drive everyone else out of downtown. And after you see this, drive around town, and look at the dozens of homes that have been on the market for months in this area, because the owners think this is 2004, not 2009, and that people in this community are stupid enough to pay $450k for a house with nothing but a roof and exterior walls.

Kiki - Yes, we do know how many visitors go into the visitor center. There is a public meeting held the second thursday of every month at 8:30am at the Red Lion. These numbers are distributed to every person that attends these meetings as it is information that is available to the public. The information also includes past years so you can see what the trend is.

Why would the city charge the VCB for office space when the VCB is funded by the hotel motel tax that the city collects to promote tourist to come here to Coos Bay that 2K could pay for a lot of advertising

If you would like to know how many visitors come to the center just come to the VCB meeting held each month and they have a hand out that list how many came in how many called for info

Wow, $1,769.50 per month is a relative bargain for a highly visible downtown spot in a nice building ANYWHERE. Wake up, it's 2009. Real estate prices do rise over time. I'm sorry you have no concept because you paid $300 for your double-wide back in 1984.
